Our conveyancing costs:

Before you your matter proceeds, we will provide you with a full breakdown of the total costs you are likely to incur. However, we have provided a brief outline below to provide some indication as to what the legal fees may be. Please note that all fees are excluding VAT and are on the assumption that the property is freehold. Other additional fees are referred to below:

Legal Fees for Purchase:

  • £0 – £99,999.99
    From £850.00 plus VAT
  • £100,000.00 – £249,999.99
    From £900.00 plus VAT
  • £250,000.00 – £499,999.99
    From £950.00 plus VAT
  • £500,000.00 – £749,999.99
    From – £1,000.00 plus VAT
  • £750,000.00 – £999,999.99
    From £1,050.00 plus VAT

Legal Fees For Sale:

  • £0 – £99,999.99
    From £750.00 plus VAT
  • £100,000.00 – £249,999.99
    From £800.00 plus VAT
  • £250,000.00 – £499,999.99
    From £850.00 plus VAT
  • £500,000.00 – £749,999.99
    From – £900.00 plus VAT
  • £750,000.00 – £999,999.99
    From £950.00 plus VAT

Additional Costs

Throughout the conveyancing process there are additional costs to cover extras and disbursements. Below is a list of these payments to provide you with the best possible knowledge of the costs involved with a conveyancing transaction. Please note, not all of these will apply.

Purchase of a Property

  • Leasehold transaction fee (house) – £150.00 plus VAT
  • Leasehold transaction fee (flat) – £250.00 plus VAT
  • Shared ownership fee – £200.00 plus VAT
  • Unregistered title fee – £350.00 plus VAT
  • Upgrade of title fee – £175.00 plus VAT
  • TT payment fee – £30.00 including VAT
  • Faster payment fee – £18.00 including VAT
  • ID fee – £6.00 per name including VAT
  • Help to Buy ISA fee – £150.00 plus VAT
  • New build property fee – £350.00 plus VAT
  • Help to Buy equity loan fee – £350.00 plus VAT
  • Right to Buy purchase fee – £150.00 plus VAT
  • Indemnity Insurance policies – Dependant on the nature of the defect being insured and the property value.

Sale of a Property

  • Leasehold transaction fee (house) – £100.00 plus VAT
  • Leasehold transaction fee (flat) – £200.00 plus VAT
  • Shared ownership fee – £200.00 plus VAT
  • Unregistered title fee – £350.00 plus VAT
  • Upgrade of title fee – £175.00 plus VAT
  • TT payment fee – £30.00 including VAT
  • Faster payment fee – £18.00 including VAT
  • ID fee – £6.00 per name including VAT
  • Help to Buy ISA fee – £150.00 plus VAT
  • New build property fee – £200.00 plus VAT
  • Help to Buy equity loan fee – £250.00 plus VAT
  • Probate involvement fee – £150.00 plus VAT
  • Indemnity insurance policies – Dependant on the nature of the defect being insured and the property value.

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees, property tax and Stamp Duty Land Tax. We handle the payment of the disbursement on your behalf to ensure a smoother process. This is not an exhaustive list and other disbursements may apply depending on the type of property or transaction. We will update you on the specific fees upon receipt and review of the title deeds, and will provide you with an updated schedule of costs if one is required.

Please note, if the property is leasehold, there are certain disbursements which will be set out in the individual lease relating to the property. We will advise you on these upon receipt of the lease documents.
